I have been unemployed since March, 2009. I am 62 years of age. I am still collecting unemployment however have also had to go into my 401 K which is dwindling down fast.
I started Social Security last month which amounts to $1229.00 per month which certainly helps along with the unemployment.
My Mortgage is through US Bank at 6.5% with WHEDA. I have been told by US Bank they are unable to help me with the Modified Mortgage program due to the WHEDA RULES. What makes WHEDA so speical? Is this true.
My payments are $1132.00 per month. The only outstanding loan I have is a car payment at $260.25 per month and the balance is around $4900.00. My HomeOwners Association dues are $148.00 per month. Taxes are around $3000.00 per year and Insurance is approximately $250.00 per year.
Any suggestions on how I can handle US Bank/WHEDA?

Madison – Free legal advice is available to Wisconsin residents who are facing foreclosure, thanks to $150,000 in grant assistance from the National Foreclosure Mitigation Counseling program (NFMCP). The grant, which provides services from attorneys at Legal Aid Society of Milwaukee and Lakelaw in Kenosha, was applied for by the Wisconsin Housing and Economic Development Authority (WHEDA®).
Legal services provided by these organizations include initial consultation, budget and loan modification parameters, analysis of loan documents and submission of loan modification requests through the Attorney Portal. WHEDA, who is responsible for managing and administering the NFMCP funds, is reimbursing the two legal organizations for counsel to keep troubled homeowners from losing their homes.
“We at WHEDA are eager to leverage federal grant dollars to get homeowners much needed legal help that they might not otherwise have been able to afford. The more homeowners that receive help the better the chance we have to stabilize neighborhoods affected by foreclosure,” said WHEDA Executive Director Antonio Riley. “While Wisconsin has been fortunate in that it has not been as deeply impacted by the foreclosure crisis as other parts of the country, we know that there are many challenged neighborhoods that need help.”

We are currently under review for hamp loan modification. They denied us in May 10 with inaccurate npv values, inaccurate income figures. As such Aurora Loans submitted an appeal. They incorrectly denied us on Oct. 5, 10 stating we did not submit paperwork timely, however their letter gave us until oct. 14th to submit paperwork. they’ve admitted their mistake, however this set into motion a setting of the date for trustee sale, which was scheduled for Nov. 17th. We are told this is postponed, but are very scared. i’m wondering if you can help us determine our NPV values??? Any suggestions. or advise. Not sure what to do.
Just got off the phone with the lender (OneWest-INDYMAC). They told me I was disqualified due to inability to verify income. My employer does not give me pay stubs. The checks are hand written “old School”. I provided them with all the information they requested the first time with the help of a HUD counselor back in October 09. I made two trial period payments and when I attempted to make the third payment, they told me for the first time that my modification had been declined due to inability to verify my income. Had some medical issues after that causing some delays and now flash forward to today. I was just told that since I had been denied HAMP back in January I was no longer eligible?! What? I asked why and I was not given a real answer, just a smoke screen answer.
I resubmitted another package in early September. I called a week later and was told that I needed another letter from my employer not only verifying my gross and net income, but provinding “to date” information. I provided that but in the mail a few days later I received a letter stating that I was denied again due to “inability to verify income” again. Now What Do I Do? I am getting paid, I am paying my taxes, I have good W2′s and I cannot get a succinct answer from the bank on what they need to verify my income. HELP!

Great name by the way!
Per HAMP guidelines if you want them to use non-borrower occupants the income is verified the same way as a borrower, with paystubs. Otherwise if you are receiving rent from them then you can use a rental agreement and back it up with copies of cancelled rent checks, and some lenders will accept a contribution letter.

We had been working with a law firm on a HAMP modification with Citi and suddenly it was sold to Veriquest Financial. All of a sudden we got a NOD, and the firm stopped returning our calls and so I called Veriquest only to find out the firm had not submitted our application for HAMP. We am now doing this on our own & have submitted all the paperwork. Meanwhile just got mail Veriquest sold mortgage to LSF7 NPV Trust — after less than 6 mos. but when I called Veriquest, we were told they are still the servicer so mod still in progress. There are many non profit, like NACA, HUD agencies……….should we get help from them, or doing our own would get the same results. We don’t trust anyone anymore.
Also, any recommendations on how we can get our money back from the law firm? We filed a complaint with the state attorney general’s office and wrote a demand letter already. Thanks

After HomeEq folded our loan supposedly got “sold” to Statebridge, LLC who claim to be a speical servicer for troubled loans. We did a HAMP application only to be told that “they don’t participate with HAMP.” However, they took bailout money. I don’t think they are a servicer at all – I think they are more like a debt buyer – who purchase badloans from banks and other lenders who want to get them off their books for cents on the dollar and then continue with the forecloure process. We’ve been fighting this for over 2 years. We recently did an application for a loan mod with trial payments for three months only to be denied. The never actually gave us a reason for the denial – it went something like this “the montly deficiency is more than the investors allow.” We asked them – what does that mean? Who are the investors? When you say monthly deficiency do you mean the trial amount we were paying or our income? NEVER GOT AN ANSWER. Now what?
