Hello first let me say i have stubbled onto your site after praying this morning and it has already lifted my spirit and renewed my hope . Here is my status:
As of today denied HAMP loan! Started process in September of last year (2009) Late on payments May 09′- Present Hardship was over 5 months later. Been trying to pay since Sept 2009/ and modify. Applied 3 times this is the first time actually denied. They are looking at a in house (MAp2) Program and will let me know today or monday if I qualify.
Lender: Wachovia
Loan Balance: 270,000 est
Loan Payment was 1,220.00 (Pick a Payment Loan )included tax & ins.
Fixed 7% rate
Loan Value: 230,000-260,000 Not sure I stated 230,000
Self-Employed: 3,800.00 on application

Monthly Hoa dues: $17
Household Exspense: 1300 I stated on app.
Auto Payment: 320.00 (1 vehicle)
CC debt monthly I stated $ 400.00
I am trying to target a payment around what I was paying 1200.00. What do you think it was that made me deny, they said they did not know at that point. I need this to work I am stuck can you give me any advice also I have considered hiring a third party to get this done. What are your thoughts?

A week ago I was told that I failed the NPV test! I found your web site and learned what the NPV test was. I retained a real estate law firm, May 2010, and paid them $2995 to get a loan modification. My lender said tha the only options I have now are, pay the amount that is in arrears $13,800, short sale or bankruptcy. There is a sale date on my property for October 20th and I have a hearing date of Oct 21st. I don’t want to lose my home. Any suggestions? Thank you! Jan

I am glad you found us too! you need to write the letter and send overnight and request the NPV results – also call them and request all income, expenses, property value that was used by your lender. It is important to know your numbers to see why you did not qualify – this is imperative!!! The hearing is on the 21st after the sale??

Anna, I like so many others stumbled across your website after panic and prayers today. I found out that I have been denied for the HAMP program. Very frustrating because I qualified with my original lender (Saxton Mortgage) and was making all of my payments. Saxton sold my mortgage to Ocwen and they required me to reapply and they have denied me. I try to call them nearly everyday and can never get through to a real person. I am so scared and don’t know what to do next. Our mortgage is under 90,000. Please help.

Take a deep breath. Go outside for a walk and regroup your energy. First go through all of your financial numbers using the articles on this site. Get yourself to a place where you know the calculations inside and out with the numbers you sent in. Then I want you to write a letter and request all of the reasons for your decline. What exactly did the letter say? What were your income numbers and the property value like ? taxes, insuance etc?

Is there any way to get your home back after it has been sold and auctioned off at very cheap price? I have been denied loan mod 5 times even working with HUD. At the end, the house was auction off and sold at very cheap price. Now that bankers finally admitted that they were problematic with how their employees processing the loan mod request. Does this mean that even though your home was auction off, we still have the right to find out why and or perhaps get someone to look at how the loan mod process has been handled correctly and honestly.

There is a way..I have done it 14 times. In my opinion you have to fight really hard, and make sure that you know of things they did wrong during your process. FInd out if the bank took the house back or if they sold it to someone else, if they took it back it is easier, yet many will tell you it is impossible IT IS NOT IMPOSSIBLE. Put on your boxing gloves and fight it all the way to the top and involve everyone you can think of. If you feel they did something wrong, fight fight fight, and take it to every level.

You can reapply with the new information, make sure you have back up documentation to prove the contribution. You can either provide them with a rental agreement which is calculated at 75% or a contribution letter which they may ask for income proof from your son and daughter in law. Be prepared. The previous income of 3100 per month x 31% – tax and insurance only left$288.00 towards the mortgage they would have had to lower the loan balance to 95,104.23 to be able to take you to 31%.
Be prepared before reapplying. You will need approximately roughly double what you previously submitted to cover the balance – 30% max forbearance if Marix allows forbearance of balance.
I hope this helps give you an idea of where you need to be. You can do this!!! Call in the Holy Spirit to guide you.

Was in a good postion a couple of years ago, but loss of job and other circumstances have landed me in a precarious postion. I have 2 homes, one in Hawaii and one in Illinois, I would like to save both with modifications. Both have been denied HAMP the ILLinois one because it is NOT my primary residence and the Hawaii one because the loan amount is over the minimum.
So here is the info as you requested:

For the Hawaii property you would have to apply for an in-house modification vs HAMP – Normally for the in-house type of modification they are likely to use net income vs total expenses. You do have a little bit of equity here so you have to balance a fine line. In addition, from looking at the numbers you may need to consider renting out a room in your home or asking GMAC if they have some other type of loss mitigation program for unemployed borrowers for this hardship period you are going thru. Do you have any prospects of a new job?
on Hawaii 753,500 loan amount – even if they lowered to 2% and 40 year term the least the payment can be is 2281.79 + taxes 90 + ins 241.67 = 2613.46
even if you could have done a HAMP your unemployment first of all is NOT considered, only for Unemployment Program – but if it was
2236 income
1400 rent x 75% = 1050 3256 total income x 31% = 1009.00 which unfortunately only covers 677.69 mortgage payment after you minus taxes and insurance – which is equivalent to a 223,788 loan amount.

I was just informed today that we were denied for the HAMP program. The reason why was because we do not show enough income. My unemployment was not considered since I did not have a letter stating that it would continue for another year. So they based their findings on only my husband’s income. The loan processor said that I would need to bring home $2,000 of income in order to reapply. She also said that if I can get a letter from unemployment stating that I have a year left that I could also re-apply. I dont think unemployment will do this but I am going to try. Even with this letter I am still a few hundred dollars short. She said that I could use the money my sister pays in rent towards income too. It just boggles my mind that we can not afford our mortgage payment and we were denied that we did not make enough money. Not to sure where to go from here. In a couple of months I do plan on getting a job but it will be only seasonal. Should I re-apply then when I get the job or try before with the unemployment. Thank you so much for your help. As others I stumbled unto your website after receiving a denial letter from Bank of America for their Home Loan Modification Program. Their reason was that I did not make my first payment on time. The bad part about it is that I did make the first payment on time through telephone/electronic debt from my bank account. B of A sent me a letter saying that the payment didn’t process. THE MONEY WAS IN THE ACCOUNT!! I called them, they said they would process it again electronically, but never did. I still have the money in my account. I am beyond frustrated and I would like to appeal, even though they said I do not have grounds to do so. Please help! My wife is beyond frustrated. I would be willing to pay the missing payment plus the next payment right now.
Anna – I wanted to share with you (and everyone else visiting your website) that I was blessed recently by being able to negotiate a HAMP loan mod with my bank – One West Bank / IndyMac – that will enable me and my family to remain in our residence!
My objective was to keep my family intact. The only way that I could see that happen was to keep our house with a payment that we could afford. We were blessed to be able to make that agreement with the Bank.
I am sharing this with you to give others hope that the process does work. It took a lot of work on my part to get this done, but I persevered through a lot of time, frustration, phone calls, letters, emails, forms, faxes, threats, foreclosure sale dates / postponements, and prayers to see me through these challenges.
To all of you who are struggling and hoping for help – keep a positive attitude, keep praying for answers to your requests for help, do what the bank requests you to do in a VERY TIMELY manner, fill out the forms as often as they want you to, learn what you can from the Loan Mod Guru, and make it a priority to get it resolved. I have been praying and came across this morning.
I have been struggling to get a hamp and finally got one but the lender ahms (Option One) allowed for three months and now want to deny and send all kind of threat letters foreclosure.
i have paid over 100,000 in eight years and dont understand why I cannot get a modification for lowering my rates. and interst too.
Any advice I have given it up to thelord to lead me

The letters continue while you are in the process…. How do you know they want to deny you now? Is it just because of the foreclosure letters? I know when these letters are sent out it is very confusing but it is normal. So call in and double check if your permanent modification is being processed. I have seen good modifications come from AHMSI so keep following up. keep us posted.
